a home with a view

We met Lindsey two years ago during our first “pop-up” in a mid-century home for sale in Prairie Village, KS. The three of us bonded over decorating and design and Lindsey started to tell us about her amazingly unique mid-century home, which was designed around a courtyard boasting a pool. If Lindsey’s style and personality were any indication, we knew her home would be even more impressive in person and we could not wait to see it! Fast forward to this spring where we reached out to Lindsey to see if we could feature her home in our Inspired Conversations blog. Lindsey was just finishing a renovation, so we decided to push the feature back a bit and we’re so glad we did! Prepare to be wowed with Lindsey’s amazing eye for color and the way she has seamlessly merged the original elements of the home with the newly renovated primary bed and bath. Lindsey, a realtor with Bash & Co, opens up here about her approach, her remodel and so much more. Enjoy!

GH: How has your style evolved since you decorated your first home?
LP: Our first home was a little Cape Cod in Prairie Village and I married into it. My husband had great taste, but it felt like a swanky cigar shop. Everything was dark leather and brown. 

GH: How does your family play into the way you design/decorate?

LP: When we bought our house 7 years ago, we had lots of plans for renovating it but weren't able to do everything right away. We have a room between the kitchen and garage that would make a dreamy mud-room/laundry/office situation...but I am so thankful we didn't do that right away because it has been the perfect playroom for our kids. I also bought an ottoman for our family room instead of coffee tables because I knew my kids would be climbing and jumping all over it. 

GH: Do you have a favorite piece of furniture, art or décor?

LP: I love our orange B&B Italia sofa in the living room. We got it a few years ago when Museo had a sample sale...it was the piece that really started to make our interiors feel true to the house. I also love the family portraits in the play room. I had those commissioned for my husband's birthday by an Instagram artist my friend introduced to me called "Duhrivative." 

GH: Is there anything you are still on the “hunt” for? 

LP: Great nightstands for our primary suite. I wanted vintage burl wood pieces, but the bed is too tall for most of the mid-century options. We ordered some from CB2 I thought were perfect, but they ended up being too small (after I waited on them for almost a year). They fit perfectly in the guest room, though! I would also love to find some great walnut dining chairs for our kitchen table. Someday...

GH: What is your philosophy on new and old when it comes to furniture? Or splurge pieces vs. affordable?

LP: I think a mixture of new and old is the best. I have a few splurge pieces, but in general a lot of what we've found are vintage pieces we've recovered/redone or incredible things we've scored on sale. A lot of the art pieces in our house are things we created ourselves because we had so much wall space and nothing to fill it with.

GH: When designing your home, who or what do you use for Inspiration? We’d love any resources you’d like to share.

LP: I love so many different design styles, but I mostly lean towards modern and specifically mid-century modern. Our home gives off major California mid-century vibes with the courtyard in the center so we've tried to run with it. My good friend Kali Buchanan is a local interior designer and she's my go-to! I actually ended up helping her with her interior design business for three years before I went full-time into real estate. That was so helpful for me in learning more about spaces and textures and good design. It's been a huge asset to my work in being helping people visualize the potential of a home. I will say, though, that I find it WAY easier to help other people make design choices for their homes than I think it is to make decisions for my own.

GH: What is your favorite room in your home?

LP: My Primary Suite! We just recently finished remodeling it and it's the best.

GH: What was the most important thing to you when planning out your space during the remodel?

LP: Kali Buchanan did all of that! She is a master with space planning. We had a huge bedroom with very little closet space, and the bathroom had a huge sauna and a bidet...so that space needed to be completely re-imagined. I think the space planning is one of the most important components - most people have a ton of wasted space. By bumping the back wall forward in our bedroom, we were able to get huge his/her closets behind our bed. We only have space now in our actual bedroom for the bed and two nightstands...but that's all you need in a bedroom. Now I have a hidden closet space to hide my unfolded laundry and my husband is thrilled he never has to see it. 

GH: Who was your contractor? Was there a vendor or resource you couldn’t have done it without?

LP: Astoria Design Build. I love them! It's owned by three women, Jamie, Crystal and Luana, and they're great. Phil Leitner with Wheat and Waves did the custom metal round drawer/door pulls, the bathroom mirrors, and the hanging pieces in the closets. He's a genius. I love details like that.

GH: Where are your favorite places to shop for furniture and décor in Kansas City?

LP: I love Museo, Golden + Pine, Kanso, Porter Teleo (the remnants and seconds make incredible art pieces), and Facebook Marketplace

GH: Anything else you'd like to share with us about you, your ideas on decorating or design in general?

LP: Until I started dabbling in interior design, I don't think I realized how essential a good designer is to a project. They aren't just for helping to pick out furniture and art. I think if a person is seeking to remodel or to build, the best first step is finding an interior designer they are inspired by. That person will be the best to help you articulate your vision and know the greatest resources for architects, builders and/or contractors to use. 

GH: Is there anything you would change?

LP: Honestly, I love it.
